Whether we draw up the contract of sale for you or you do this yourself: it is important to collect information from both yourself (seller), the buyer and the property to be sold.
To do this, both the buyer's and seller's details must be completed. This includes contact information such as email, phone number, address, place of residence, and copy of ID.
Before everything is signed, it is important to have all the agreements made clear, namely:
The final purchase price (including movable items specified in the movable property list, which you can download in the management environment);
The resolutive conditions and the dates when they expire;
The acceptance date (on which date does the property pass from seller to buyer?);
Which notary has been chosen? (The buyer may choose this one, he or she will also pay it).
Extra information m.regarding the property to be sold:
The cadastral information (extract from the land register). If this is not included in your package, you can purchase it in the management environment at "extra services");
The final energy label (don't know how to make this final? Then check www.energielabelvoorwoningen.nl or look in the management environment for more explanation);
The deed of transfer (this is the proof of ownership).
If the property sold is a flat, additional information is required:
The subdivision deed;
The multi-year maintenance plan;
The house rulesThe internal regulations;
The previous year's financial budget;
The current share of the reserve fund. The share (amount) that the flat represents in the VvE's maintenance reserve. You can request this from the owner's association.
Have you collected all the information, matching the property sold? Then use this information to draw up the sales agreement! Once you have received the purchase agreement from us, you need to sign it in duplicate with the buying party. The notary then needs to receive a copy from one of these parties. He in turn invites you to his office to sign the deed of conveyance.
