What is a silent auction?

Sometimes it happens that a property is offered for silent auction. When a property is in a silent auction, this means that the property is not actively offered on Funda and/or other sales sites. A seller may not want a sign in the garden or many people responding to the property. They only want serious interested parties to come and look at the property, which have already been selected by an estate agent. Another reason that often occurs is that a seller does not want the immediate surroundings to know that the house is for sale. However, when the property is for silent sale, it is visible in the exchange system for other estate agents, who often have registered searchers in their portfolio. If the property meets their search profile, they can introduce it to these searchers. In general, the sales process of a property that is in a silent auction takes longer than a normal sales process. The reason for this, of course, is that the property comes to the attention of far fewer people.

Your property via HuisPortaal.nl in the silent auction

If you also wish to place your home in the silent auction, however, a recording interview will take place with an estate agent from HuisPortaal.nl. You will also have to fill in the questionnaire when selling a house and the list of items and the asking price will also be determined in consultation with you in advance. We will also draw up a service order stating that the house will be offered for silent sale. During the intake interview, the strategy during the silent auction process will be discussed and explained in more detail.

How the property will be listed in the estate agency system will be discussed with you in advance.

You can choose to show the property with or without photos in the brokerage system, you can indicate the asking price, but the price on request or even bidding from are also options that are possible.

It is of course important that further all data and features of the property are displayed in the system. This includes the location, cadastral data, the characteristics of the property such as the type of house, insulation, layout of the house, surface area of the garden, type of heating, hot water supply, other facilities, living area and content of the house and the energy label.
